Get Your Kids Vaccinated For School
Failure to keep immunizations up-to-date could result in your child not being able to attend school. This would be a disaster for a parent's work schedule and cause your child to fall behind in school.
To avoid that get your child's physical and eye exams done before the first week of school.
If your child will be participating in a sports activity, your family doctor may have to sign a release form giving the OK to participate.
Make sure you take the form with you to the doctor's office.
Contact your school in advance to find out exactly which vaccinations your child needs to have =before= you go to the doctor's office.
For more information on exactly which vaccinations your child should have by a certain age in New York go to the website for the New York City Department of New York Health and Mental Hygiene at www.health.state.ny.us.

We may be seeing all-time low's in terms of interest rates, but that doesn't necessarily mean your mortgage loan will come cheap. In order for compensate for money lost in interest, many banks are jacking up closing cost fees.
Whenever a lender locks in a rate for a prospective borrower, that action incurs administrative costs... even if the loan doesn't close. That means even if you fail to get approved, change your mind or jump on a lower rate somewhere else, you're still responsible for paying any administrative costs.
So remember, pay special attention to processing and appraisal fees, just inquiring about a loan may cost you and of course, ALWAYS read the fine print.

For most international calls, you would have to dial "011" to dial a number outside of the U.S. But, keep in mind that's not ALWAYS the case!
There are locations outside the U.S. whose telephone numbers may look like domestic long-distance numbers, but are actually international numbers. For example, 809, 284, and 876 are area codes in the Caribbean.
If you call these countries, you can expect to see international rates on your next phone bill. So if a number looks suspicious, it's best to look up the area code before making the call, or answering the phone.

We've heard those recent horror stories about passengers getting stuck overnight on a plane sitting on the runway. While I do not advocate any type of unruly behavior, there are some things you can do to help yourself.
First you can request that the plane return to the gate. Do this in a polite and orderly way to the flight crew. Do not take your frustration out on them, they have no say about why you're all sitting there. Ultimately that decision is up to the pilot, depending on what information he is receiving from the airport.
If you have a cellphone you can call your airline's customer service number or frequent flier hotline and complain. Do this in a calm, collected manner. Give as much information as possible over the phone; your flight number, time of departure, how long you've been sitting there, etc. Don't scream your displeasure into the phone. Ask other passengers to make calls as well, but remember to be calm and polite.
If you have a connecting flight that you are in danger of missing, call customer service and re-book your next flight.
But if there is a medical emergency onboard, notify the flight crew immediately!
Are you entitled to anything from the airline if your are inconvenienced? That changes from airline to airline, so it's best to go to your airline's website and check their contract of carriage, which outlines its responsibilities to customers.
Remember, never, never never take matters into your own hands, you can be arrested on the spot and will definitely miss your flight.
Right now there is no law or rule mandating that you be allowed to get off a plane after a specific time period, but stuff is in the works.
Legislation has been introduced in the Senate that would require planes delayed more then three hours to return to a gate. Plus a rule has also been proposed by the Department of Transportation that would require airlines to have a contingency plan for lengthy runway delays.
Six Ways To Save Gas This Labor Day
Its the last big summer holiday and if you're hitting the road, here are some easy ways to cut back on that gas bill.
1. Shop Around - The closest gas station may not be the cheapest. As long as you're not on empty, compare prices at gas stations near your home and along your commute. Check out price comparison websites like www.gasbuddy.com and www.billshrink.com. Plug in your destination to find the most affordable gas stations along the way. The difference in price can be as high as 50 cents.
2. Pay Cash - Last year's high gas prices forced many drivers to pay for their gas with a credit card, but those merchant fees were passed right back to the driver and many gas stations are still doing it. Paying with cash avoids the transaction fee. According to www.gasbuddy.com, cash discounts are popular in some states including Connecticut, New Jersey and New York. Gasbuddy.com says discounts for cash-paying customers are legal in every state, as long as the gas station makes it clear that prices are different when you pay in cash vs. credit or debit.
3. Keep Your Car In Shape - Sounds obvious, but routine maintenance on your car's tires and engine can increase fuel efficiency. Properly inflated tires save money, because under-inflated tires take more energy to roll. Regularly change your air filter, clogged filters can damage your engine. According to the Department of Energy, a new air filter can improve gas mileage by 10% and costs from $20.00 to $60.00
Stick to the motor oil that's recommended by your car's manufacturer and is "energy-conserving". That can also increase fuel efficiency.
4. Slow Down - Aggressive driving wastes fuel. According to the Alliance to Save Energy, consumers pay 24-cents more per gallon for every five miles per hour they drive over 60 mph. The Department of Energy says rapid acceleration, hard breaking and speeding all lower a car's gas mileage by 33% on highways and 5% in the city.
5. Clean Out The Car - Any heavy items from unnecessary equipment to that bag of salt from last winter decreases fuel efficiency.
According to the DOE, gas mileage decreases by up to 2% for every 100 pounds. Also try packing everything inside the car, piling anything on the roof increases drag and decreases fuel economy by 5%.
6. Limit A/C Use - Try to keep the air conditioner on it's lowest level. Maxing it out can reduce fuel efficiency by up to 25%, compared to having it turned off, according to the Alliance to Save Energy.
Insurance For Young People Doesn't Have To Be Expensive
For most American teens it's a rite of passage to get a drivers license. Pretty soon after that it's off to college or out on their own. Many get their first car during this time and that's likely the first time they're thinking about insurance.
Teenage and young adult drivers can add from 50 to 100% to a family's auto coverage cost. It's usually cheaper to have a teen driver on the family's policy rather than buying a separate policy. To further reduce costs, choose a car with a high safety rating. Check with the National Transportation Safety Administration for safety ratings. Other discounts may be available for good students. If a college student doesn't have a car during the school year and attends a school at least 100 miles from home, tell the insurance company. Rates may be lowered for the period the student is not at home.
Most college students or young people just starting out on their own aren't homeowners. But they do have belongings that need protection. A student living at home or in a college dorm usually has possessions, including a computer, TV, clothing, etc. covered by the family's homeowner policy. A student living off-campus probably will not be covered by the family's policy and should purchase renter's insurance. Compare prices on homeowners and renter's insurance at these sites: www.insuranceusa.com and www.usinsuranceonline.com.
In most cases, a full-time student is covered by a family's health plan til they graduate from college, or remain a full-time student up to 23 years of age. However, this may not apply to HMO coverage. If your HMO doesn't provide non-emergency coverage in the school's area, a separate policy should be considered. Most colleges have a clinic on campus and may offer supplemental insurance as well.

Beware Of Too Good To Be True Timeshare Offers
Everyone loves a vacation... including scam artists! So if you're thinking of joining a travel club of some sort, make sure to do your research before writing the check. Time shares and travel memberships are a major investment, so don't make a decision based on price alone. Consult reliable sources, ask tough questions and make to sure get all the details in writing.
If it sounds too good to be true, keep searching for answers. How many legitimate businesses can survive by offering prices substantially lower than their competitors?
Also, don't let yourself be pressured. Legitimate companies don't require you to make a rash decision.
You might also consider having a lawyer look over the agreement so that you know exactly what you are getting and how it will benefit you. Don't ever sign something you don't completely understand. Also ask if you can speak with someone who has already signed up and see how satisfied they are with the deal.
Finally, always pay with a credit card. Unlike cash or check, credit cards give you the right to dispute any potential fraudulent charges under the Fair Credit Billing Act.

Continue reading Family Forced From Their Home By Drug Dealer »Don't Put Payments On Layaway
Layaway plans may offer cheaper credit, but they still require you to pay something extra.... just like credit card interest. Whether you're using a layaway plan or paying off a credit card, you're spending more money than you need to.
Layaway might be worthwhile for some people if it were free, but it's not. There's a service fee for initiating a contract. And if for some reason you want to cancel the contract, you can expect to pay another fee.
Putting a product on layaway also prevents you from taking advantage of any sales that may come along. Kmart's layaway program, for example, only allows customers to receive one price adjustment for an advertised item on layaway, and it must be requested within seven days of initiating the contract.
In almost every case, it's more practical to just set the money aside yourself and purchase that new TV when you've saved up enough cash. It's not worth paying fees to a store just so they can hang on to your stuff and money, while you pay for it in installments.

Times are hard right now and the more people looking for work, the more scams out there trying to get your money or private information.
While no one can guaranteed that you'll never be scammed, there are things you can do to protect yourself and conduct a safer job search.
1. Protect Your Privacy - A recruiter should NEVER ask for your credit card number, bank account number of PIN number over the phone.
This informaiton is rarely -- if ever -- required to apply for a job. Never give it out over the telephone or via email. You may be asked to provide your Social Security number and date of birth while filling out a job application, that's part of the formal job application that candidates fill out, usually on the day of their interview. But this information is NOT solicited over the phone or email.
2. Know Who You're Dealing With - Always be aware of who you are sharing personal information with and how it will be used.
If you get a call from an unfamiliar recruiter, get their name, company and telephone number. Check them out with the Better Business Bureau at www.BBB.org or research them online. Call your local Chamber of Commerce to verify their legitimacy. Also look up the company's phone number by calling to confirm that person actually works there. Don't share personal information over the phone or via email. When posting your resume online, check the website's privacy policy to see how your informaiton will be used.
3. Hold Onto Your Money - Beware of anyone who asks you for money in exchange for finding you a job. Never pay for "exclusive" job leads or for a job itself. Be especially careful of work-at-home scams that require a financial investment from you, they're usually too good to be true.
4. Uh Oh! If you find that you did share sensitive information with the wrong people and feel that you've been scammed -- take action immediately!
Contact your bank and credit card companies immediately. Also call the major credit reporting agencies Experian

Beware Of Bogus Anti-Virus Software Downloads
There is fake software out there that is trying to trick you into buying it. If you do, you could risk seriously damaging your computer.
Joseph De Avila, reports on personal technology for the Wall Street Journal. He explains how this new software, Scareware, works.
"So what Scareware is is fake anti-virus software," said De Avila. "There are people out on the web right now trying to sell this fake software.
"What it does is it kind of scares people into buying it. A person might be going on to any normal website , say the wallstreetjournal.com website. They might get redirected to another site where there are people poised and ready to try and sell you fake software.
"These fake software companies what they will do is they will give you messages To try and confuse you, and try to make it seem like your computer is infected with like a virus or a worm.
"Ultimately," he continued, "what they want you to do is pay for their software. You think it's going to be legit, but it's a scam. Oftentimes if your computer doesn't have the latest security updates, just by clicking on some of these ads or going to these websites that are fake where they're trying to peddle this fake software, it can get your computer infected," said De Avila.
This is serious stuff. At that point it can pretty much render your computer useless depending on what type of program you might have been infected with.
What these companies are doing is they're trying to make their software programs look as legit as possible. You might see these pop ups that you're used to seeing; that are on your computer; that come from your Windows computer.
De Avila says they'll use Windows security messages to try and trick you. "They look very authentic so they're getting a little bit harder to spot that's what they're trying to do they're trying to trick you into thinking that it's real."
One thing that's a clear giveaway is if you're on a website, whether it's Google or Yahoo and all of a sudden you find yourself being redirected to a site that's trying to sell you antivirus software. That's a dead giveaway. That that is probably a bogus site. Legitimate websites don't redirect you from one site to the next.
According to De Avila, "If you're redirected to a site don't trust it at all."
He advises "If you're really looking for anti-virus software actually type in the url for the actual software company. Do the research. Make sure it's a real company."
If you do already have anti-viral software on your computer and you need to update, don't update via the little pop up reminders for Windows go to the start button, then go into "my computer" and go from there. Don't take any risks.
One more thing, the more you're on the internet the more you might be exposed.
Here are some of the names associated with rogue software:
- Securelink Networks
- High Falls Media
- Quick Shield
- WinFixer
- WinAntivirus
- DriveCleaner
- ErrorSafe
- XP Antivirus
- SpySheriff
Don't Let The Bedbugs Bite
Bedbugs are equal opportunity pests. Exterminators report they've gotten rid of bedbug infestations in Fortune 500 companies and low-priced hotels. They've been found in movie theatres in good neighborhoods and bad.
People can pick the bugs up through human contact; from mattresses in hotel rooms; even a park bench. Kids can bring them home from camp or sleepovers.
How do you figure out if you've got them? Bedbugs are wingless creatures that are up to a quarter inch long. You can actually see them with the naked eye. They have a little bit of a red tinge to them. They are flat and oval in shape.
You know if you've been bit by them if you get small, itchy, red bumps that appear in clusters or in a row.
You can double check that they are not look-alike insects by going on www.Health.com/bedbugs.
It's very difficult to get rid of them.
One pest control expert we spoke to is clear about the best way to do it.
John Russell, at Action Bed Bug Control, says you must use a two-pronged approach.
"Applying chemicals by itself," says Russell "is not enough. You have to also incorporate steam or freezing."
His company also uses highly trained dogs to pick up the presence of bedbugs.
"Dogs are 95-98% accurate," says Russell. "They get the same kind of training as bomb-sniffing, drug-sniffing or arson dogs. Instead they sniff for bedbugs. Dogs smell parts per trillion."

Prevent Yourself From Being Wrongly Evicted
What if you're having trouble paying your rent. Or say your lease has expired. Maybe you've been having an ongoing dispute with your landlord so you decided to withhold rent; so you're putting your rent in escrow until it gets resolved.
With any of these scenarios, is your landlord ever able to evict you? Can he just kick you out? And can your landlord allowed to evict you with no notice? We asked a real estate attorney who said not so fast.
Real estate attorney Adam Leitman Bailey, "No landlord can ever throw you out in the street or remove your belongings without getting a warrant and a judgement in a court of law. In New York, that court of law is Housing Court.
"It is actually a crime," said Leitman Bailey, "for a landlord to throw your possessions out in the street and to evict you without using the court system."
Leitman Bailey points out that going through the courts can take months and months and months.
So the first thing you should do is know your rights. Call your lawyer, or call Legal Aid and they'll appoint one for free.
Reach out to the Housing Department. If your rent is subsidized, check whether the subsidy program, like Section 8, will help you.
There are clear guidelines in the law.
If a tenant hasn't paid the rent the landlord must inform the tenant in writing that full rent is due by a specific deadline or the lease will be terminated.
Regarding other violations. The landlord must inform the tenant in writing of the supposed violation, giving the tenant enough time to correct the problem.
If the lease has expired and the landlord doesn't extend it, and the tenant refuses to leave, the landlord can evict after giving the tenant written notice.
If there is no lease ie. The tenant rents month to month, a landlord only needs to give written notice (usually 30 days in advance) to terminate the lease. If the tenant doesn't get out, the landlord can evict you.
If the court does order you out, the judge might postpone it a bit if given a good reason.
Hardships that may qualify include having young children or a sick or elderly family member. That could enter into the decision, in setting the eviction date.

If your child gets swine flu or goes to a school that's forced to close because of an outbreak, the CDC tells us students will be contagious for ten days. What do you do about all that missed school?
For one thing these kids are not going to be roaring sick the whole time. They're still going to be able to learn if parents and teachers do some planning now.
There are many things that can be done both on the parent side and on the school and teacher side.
The most important thing is to do some planning now. Think ahead.
We're used to thinking of going into a building for our learning, let's think about it differently says an education expert at Fordham University in Manhattan.
Parents should right now find out what their school website is, go to the website. Figure out if the teachers have a class website already. Are the teachers going to be posting material for the classes; will assignments be available; will homework be available?
If students are staying out would it be possible for the parents to have the work sent home or will it be posted online?
Parents can also find out if there will be a way to pick up their books, so they can be used at home. How can we access, can we submit, can we drop off homework? Or should we just save it, and bring it all in at the end?
This gives people something to start with.
We know through research, students who have computers at home, outperform those who don't. In this case it might be a good opportunity for parents to get their child an inexpensive netbook, for under $200. Then they would have the assurance of being able to connect to school.
Could there be a loaner set up for laptops.. or could they borrow a laptop, and have it at home so they can stay connected?

Don't Short Sell Yourself In A Short Sale
Hundreds of thousands of homes are in foreclosure or on short sale lists.
A short sale is one step short of a foreclosure. The home seller can no longer afford his mortgage and his bank or lender has agreed to accept less than the seller owes in order to avoid the time and expense of a foreclosure.
"A short sale is just one of several strategies to employ when your mortgage debt exceeds the value of your home or property," said Attorney Steven Einig, with Eingi & Bush, in Manhattan. "Other examples," said Steve, "are deeds in lieu of foreclosures and bakruptcy. This is a pre-foreclosure solution.
"If you are having trouble paying your mortgage every month; if you find your payments are just too high, first explore the possibility of refinancing/modifications, try to sell the property privately and pay off your debt.
"The problem with attempting a short sale," continues Steve, "is many banks won't talk to you unless you are in foreclosure already. They feel if you are current, you don't need help."
Steve also warns that short sales don't insulate you from downgrades on credit scores. It could be as bad as a foreclosure on your credit reports.
Finally, Steve recommends you discuss the tax ramifications with your accountant. You could be liable for taxes on the forgiven income.
So, important first steps to take, according to Steve: First speak to a financial advisor like your accountant. Have a realistic expectation and plan.
If you can not or do not want to speak directly with a bank rep, get a good attorney or real estate broker who can help you. A debt consulting company is not a good way to go; unless you have a very good rec ommendation or know someone personally. Exceptions are with tru non-profit agencies who are truly looking to help.
One final note, make sure any deficiency liability is waived.

How To Find An Apartment In NYC
Finding an apartment in New York is possible. Just do your homework.
We spoke with Alicia Schwartz, she's the director of the rental resource www.HowToRentInNYC.com.
The following is her advice.
Think about hiring a broker. If your time is limited or you've been looking but haven't found the apartment of your dreams, a broker could make the difference. They may end up showing you an apartment you could have found yourself. But keep in mind they can show you places you would never have had access to. But if the thought of paying one really puts you off; usually you pay the equivalent of one month's rent for their services and remember that will be on top of your first and last month's rent and security that you pay upfront. If you're going to be in the apartment for awhile..paying out that money feels less painful.
If you accept the challenge of going it alone..keep the following in mind.
There are no fee websites for management companies where you can see their listings. There's a contact number so you can set up your own appointments to see the places listed. HowToRentInNYC.com has a large list of management companies that you can call directly.
Check out Craigslist.com and Backpages.com. Listings in Manhattan are in Manhattan County. In Brooklyn check Kings County. In the Bronx check Bronx County. Queens is Queens County. Staten Island is Richmond County.

MRSA Jumps From Humans To Pets And Back
MRSA, the drug-resistant germ, is a growing problem for owners of pets and for the pets themselves.
An increasing number of infections are turning up in cats and dogs, which is causing big concern among veterinarians.
But an even bigger concern is that the infection can jump to their human owners.
"We are looking at dogs and cats for being a source," said Dr. Andrew Kaplan, a veterinarian who practices on the Upper West Side of Manhattan. "What's been found," he said, "is it's much more likely that people give it to their dogs and then dogs and cats act as reservoirs then return it to people. So there have been instances where people have been treated successfully for a MRSA infection only to get it again; then they're treated, then they get it again."
Experts aren't recommending routine testing of pets and their humans but if your pet does have a wound that is not getting better after being treated with antibiotics, testing might be called for. The same goes for humans; a wound that's not responding to treatment, needs to get checked out.

"We in this country and actually in this world, have a pet overpopulation problem," said Dr. Andrew Kaplan, a veterinarian on the Upper West Side in Manhattan.
"The biggest killer of dogs and cats in this country is homelessness," he said.
"For decades we've been addressing this problem by adopting out as many animals as we can then killing the rest, and for decades we've been failing," according to Kaplan.
What Kaplan and others have done is form a non-profit organization that provides a free, spay/neuter service to low-income pet owners. They call it TOBY, named after a dog that helped inspire the effort.
Kaplan said low-income communities seemed to be the biggest source of homeless pets.
"These communities are either not able to afford spay and neuter sterilization surgery or because of their ethnicity, it might not be second nature to them to consider doing it.
"With the studies that have been done," he continued, "it shows that most of the animals that come from shelters, come from low-income communities. So we are driving mobile, surgical vans directly into these low-income communities and provideng the spaying and neutering for free."

Do You Have What It Takes To Start A Business?
How do you figure out if you have what it takes to be an entrepreneur?
"The first thing you need to consider is whether you have a passion for whatever product or service you sell," said Colleen DeBaise, a financial writer for the Wall St. Journal and the author of " The Wall Street Journal Complete Small Business Guidebook."
" The start-up phase is stressful; it's tough," continued DeBaise, " It's going to be hard to get through it, so you have to have that passion. It will drive you.
" You also have to be good at decision-making," she said. " No one is going to be making decisions for you. You have so much to figure out: whether you're going to rent office space, whether you're going to be hiring employees, whether you're going to sell to the masses or whether you're just going to sell to high end clients."
All these things you're going to ask yourself and you have to make these decisions yourself.
" Also," said DeBaise, " You have to be good at many things. You have to juggle a lot of roles as a business owner.
One of the toughest roles for people starting a business, is they don't know anything about finances.
" They might be extremely creative. They might be someone who can be a fashion designer, who can design wonderful dresses, but they don't know a thing about accounting."

They might say, "Oh my ex doesn't have a picture of me in that house", and "Oh my ex is using a different last name from my kid." But they don't see the pattern. They don't see that the other parent has an agenda to turn your child against you."
What are the reasons this happens?
Dr. Baker names some possible causes of this kind of behavior.
"Revenge, spite, jealousy, an inability to understand the child has a separate need."
Parents should tell themselves, they may be thinking they hate that person but their kid still needs that person as a parent.
